Most of our guests stay 7 nights. We allow 3 to 6 night stays when space permits...just ask!

Sorry but we do not allow pets or smoking in any of our villa's.

Boat Docks
Deep water protected boat docs are available for rent.

Conditions

• No Cleaning fees - Cleaning fee is included in your daily room rate.
• Docks - additional charge of $10 per day if power hook up needed.
• Resort Fee required on all reservations. All amenities Pool, Beach, tennis, Jacuzzi and unlimited local calls and high speed Wi-Fi access is $2 a day plus tax. This charge is automatically charged to each villa for each night.
• The above rates do not include sales tax of 12.5%

• Sorry but we DO NOT allow pets or smoking in any of our villa's. Evidence of smoking or pets will constitute a $250 cleaning fee and a possible eviction without a refund

• Villa types are guaranteed, however exact villa number are NOT.
• Reservation deposit (35% of total rental) must be received in advance to confirm dates.
• JUNE SPECIAL REFUND POLICY - In the event you must cancel your reservation, the reservation deposit will be refunded if written notice is received at least 7 days in advance. If less than seven (7) days but more than four (4) days in advance of the arrival date, a cancellation fee for $100.00 ($300.00 for Holiday and Special Events) will be deducted from deposit and the balance will be refunded. On reservations cancelled less than four (4) days in advance of arrival date the total deposit will be forfeited.
• All other months except June - Full refund if cancelled 28 days in advance of arrival date.
• All other months except June - Cancellation fee $250 ($500 for holidays and special events) if cancelled less than 28 days and more than 14 days prior to arrival.
• All other months except June -Cancellations less than 14 days will forfeit full deposit amount.
• Groups of 3 or more have unique cancellation policy that will be written on confirmation letter.
• Specials have limited availability and are sold on a first come, first served basis.
• All specials and weekly discounts may be withdrawn without notice at anytime.
• Monthly rates available January, May, September, October and November to mid-December. Call for rates!
• We supply all bed linens and bath towels (no beach towels).
• There is no daily maid service. Every villa has its own laundry room that is available free of charge.
